When building or remodeling, you need professional help. Rarely  does an Owner Builder go it alone. The subcontractor could be the single  most indispensable building professional for the homeowner builder.</p>

<p><strong>What is a Subcontractor?</strong></p>
<p>Subcontractors  are not builders. They are trades people. They specialize in their  craft. They do not manage your entire project nor should they be counted  upon to coordinate their efforts with other subcontractors. Whether a  plumber, framer, electrician, excavator, roofer, carpenter or other  trade, a subcontractor simply provides his unique service.</p>
<p>When  you build or remodel, you use whichever tradespersons you need to  complete the task at hand. These professionals must be evaluated, hired,  and managed throughout the building or remodeling process.</p>
<p>When evaluating your potential hire, consider and determine the following:</p>
<ul>
<li>They should be licensed and bonded/insured</li>
<li>Experienced in your market and knowledgeable about local codes</li>
<li>Have references that you can easily verify</li>
<li>You must get at least three competing bids for each trade</li>
<li>You should evaluate the quality of building materials they use</li>
<li>Inquire about their availability and time for your project</li>
</ul>
<p>Homeowner builders can elect to provide some of their own  labor to reduce the overall cost of labor or they can hire these subs  for every aspect of the job. Either way, someone has to manage and  coordinate their efforts.</p>
<p><strong>Managing Your Subcontractors</strong></p>
<p>In  a traditional building environment, the General Contractor (GC) hires  and supervises the work of the subcontractors. A GC can also be referred  to as a builder. You, as an Owner Builder, may or may not be using a GC  to help you. If you have not hired a GC for your project, you will be  in charge. This can present a challenge to the average owner builder.</p>
<p>One  of the bigger challenges you, as an owner builder may face, is the  reluctance of a subcontractor to work directly for you. They worry about  your ability to pay them, coordinate the efforts of all the trades,  evaluate their work, and keep the project going.</p>
<p>These are  legitimate concerns and you, as an owner builder should prepare properly  to dispel these concerns. I typically advise you to utilize one of the  following suggestions:</p>
<ul>
<li>Hire a GC to be your Construction Manager</li>
<li>Implement a good building Process Management software program</li>
<li>Retain an experienced home building coach</li>
</ul>
<p>Most of my clients have utilized the second and third  suggestions combined. A good home building coach with a proven process  management system provides an excellent and low cost solution.</p>
<p><strong>Successful Home Owner Builders</strong></p>
<p>A  smart homeowner and home builder will always use talented professionals  where it makes most sense. Regardless of the time and experience you  may have, subcontractors will likely play a big role in your success.</p>

Remember, experience and knowledge can be found in a book, but communication skills need to be developed over time. <p>Ready to build your dream home? How do you get from the dream to the bottom line&#8230; the cost to make it happen?</p>

<p>I  can certainly empathize with you in your desire to know what a home  building (or remodeling) project will cost before you get too far along  in your planning. After all, you don&#8217;t want to plan for something that  you cannot afford or for which you are not willing to put out the money.</p>
<p><strong>The Preparations Leading to an Accurate Home Building Quote</strong></p>
<p>Here  are the steps to take in preparation for getting an accurate General  Contractor quote for building your home. It will take some time and it  will involve industry professionals. I advise people to take most or all  of these steps. In the long run, it&#8217;ll pay off in spades.</p>
<p>1) Understand the real estate market where you will be building your home.</p>
<p>Each  real estate market has its own flavor. Each market has its building  styles and general labor cost range. You must know your market and know  how your home will fit into it and know what uniqueness you want to  achieve.</p>
<p>2) Make decisions about the general quality you want in your home.</p>
<p>The  quality you put into your home will be reflected in the cost to build  it. Will you build your home with low-end fixtures, finishing, and  structural materials? Do you plan on high end materials? This decision  will have a huge effect on the eventual bidding and quoting process.  Decide early on!</p>
<p>3) Find a house plan or floor plan that is close to what you want.</p>
<p>At  this stage in your preparations, you should find a floor plan that also  shows what the exterior looks like. What you&#8217;re looking for here is a  fairly close replica of what you want to create. These will not be  complete. You&#8217;re just looking for a reasonable facsimile.</p>
<p>4) Get a general idea of the cost per square foot to build this type house in your market.</p>
<p>Your  next step is to get a basic idea of the cost to build based on what you  know so far. Knowing the market, the size and style, the quality and  the lay-out, you can now talk with industry professionals to get a rough  estimate of the cost per square foot to build it.</p>
<p>Some of the  professionals you might speak with include: Architects, builders, real  estate agents that work closely with builders, structural engineers, and  developers. If you speak with enough of these professionals, you will  get a decent idea of the potential cost to build.</p>
<p>5) Have blueprints created by and architect or purchase a complete set of house plans.</p>
<p>Armed  with the approximate cost per square foot, you now know if your project  is feasible. At this point it&#8217;s safe to either buy a full set of  blueprints or go to an architect or residential designer to have the  blueprints created to your specifications. Make sure the blueprints are  complete and specify materials choices and follow building codes.</p>
<p>6) Create a detailed &#8220;take-off&#8221; (which is a complete materials list) from the set of blueprints.</p>
<p>This  materials list will assist you or your builder in pricing out the  complete package of materials for the home. Some of the materials will  be provided by various subcontractors so be aware of this and don&#8217;t add  these up twice!</p>
<p>7) Get at least three complete home building quotes from General Contractors.</p>
<p>Once  you&#8217;ve taken all these steps, you can now get your building quotes. By  preparing in this way, you&#8217;re going to get better bids and you won&#8217;t be  comparing apples to oranges. Every contractor will understand exactly  what you&#8217;re after.</p>
<p><strong>Use the Same Process for Major Remodels</strong></p>
<p>With  minor adaptations, you can use this same process to get accurate quotes  for a major remodel. With smaller home improvements, you can omit a lot  of these steps. For instance, an upgrade to your bathroom will not  likely require blueprints or General Contractors.</p>

If you ask these builders, &#8220;Can  this be done?&#8221; they are usually dynamic and can find a way to answer  &#8220;Yes, it can be done&#8221;. Custom builders can build with any home plans.  They may have a selection of plans they have built-in the past and can  use to personalize and build to suit your needs. Or, they can build with  plans you bring to them. Many custom builders also have a good working  relationship with architects in their area and can work with you and the  architect together to create home plans for you to build. A popular  misconception is that custom builders won&#8217;t build anything smaller than a  &#8220;mini-mansion&#8221; but that is simply untrue. Custom builders can build any  size home. They can also build on your land, another significant  difference from their tract home counterparts. The structure of these  custom builders business is also very different. These builders tend to  be more family owned businesses concentrating on smaller markets. This  also makes them one of your local businesses &#8211; the type of business that  emphasizes quality and a personal connection to the community that they  serve.</p>
<p>On the other side you have tract builders. Think of these  builders as the &#8220;limited&#8221; guys. They are the ones who only build from a  predetermined set of their own plans on their own lot/land. If you ask  these builders, &#8220;Can this be done?&#8221; they are not dynamic and will  usually tell you &#8220;No, that is not in the list of options offered for  this floor plan&#8221;. Although they can build any size home also, depending  on the company and neighborhood where the home will be located, tract  builders tend to concentrate on smaller square footage home. Tract home  builders emphasize advertisements that promote extra low prices to get  customers in the door. If talking to a tract builder be sure to pay  close attention to what are the &#8220;standard options&#8221; in a home and what  the cost of upgrades will be. Adding amenities to a home can be  expensive and is the primary way they generate extra profit. And don&#8217;t  think grand amenities are the ones that will cost big dollars, sometimes  this could be as simple as an extra wall socket or cable jack costing  you several hundred dollars. Tract builders also have a different  business structure than their custom home builder counterparts. They are  almost always a corporate business structure that relies on building  home on speculation in lieu of serving the build-to-suit market that  custom builders dominate. Tract builders&#8217; corporate structure puts them  in a position of being the Wal-mart of home builders, emphasizing  low-cost over quality and long-term relationships with their customers  and community.
