Listen carefully, because I&#8217;m only going to say this once. You  must feel comfortable with your new home building contractor. If the  contractor doesn&#8217;t seem to be honest, reliable or knowledgeable, find  another contractor or you could find yourself with plenty of problems in  the future.</p>
<p>2. Can your new home builder answer all of your  questions? If your home building contractor needs to get advice from  other people constantly, he might not have enough knowledge to build the  home efficiently. Remember this, just because a contractor is young,  doesn&#8217;t mean that he doesn&#8217;t have enough experience and the reverse is  often true. If a contractor has 30 or 40 years experience, he might be  more gifted to selling people about his knowledge, than actually  building the home.</p>
<p>3. Find out how nice of a person you&#8217;re  contractor is, by taking him or her out to dinner. You can often tell a  lot about a person, by how they treat waiters and waitresses. This might  sound kind of corny, but works quite effectively and you would be  surprised at how often someone changes their attitude, when they&#8217;re  around people that they view as subservient. If you&#8217;re potential new  home builder isn&#8217;t polite to these people, there&#8217;s a good chance that  they&#8217;re not going to be polite to you or their workers.</p>
<p>You can  avoid a lot of problems during new home construction, if you hire the  right professionals. Remember, experience and knowledge can be found in a  book, but communication skills need to be developed over time. Find a  contractor who is pleasant to work with and you will have a pleasant new  home building experience.</p>

<p>Be completely happy living in your new home by finding the right  home building plan just for you.  Before searching through hundreds of  home building plans there are a few things you can do to make sure the  decisions you make are well thought out verses being spontaneous:</p>
<p>1.   Make a list of all your priorities.</p>
<p>2.  Select three different  plans to make your final decision from.</p>
<p>3.  Include the  possibility of future expansions to your home. Whether it may be adding  on to your home or utilizing the attic space above a garage or in the  attic space.</p>
<p>4.  Make sure your furnishings (either furniture you  already own or plan to own) will fit well and you have enough space to  move about your rooms easily. Pay special attention to your dining  room(s) so that there is enough space for your chairs to be pulled out  to sit comfortably down at your table. If there will be a  staircase/hallway, make sure that there is adequate space (width and  height) to move furniture in and out.</p>
<p>5.  Kitchen plans should  flow well from the sink to the stove to the refrigerator and have enough  counter space to work easily without the traffic ways being cramped.  Always plan a nice closet-type pantry area in your kitchen. It saves a  bundle on cabinet expense and helps keep things at an easy reach.</p>
<p>6.   Bathrooms are more spa-like nowadays. Consider if you would like that  oversized shower, a separate tub and even a spot for a television.  Walk-in showers are a hit today. Ahhhhhxhilarating!</p>
<p>7.  Consider  having a laundry room on more than one floor of your home. It only makes  sense to not have to carry loads of laundry up and down the stairs.</p>
<p>8.   If you like to sew, paint, craft and such it is a great idea to plan  your own &#8220;play&#8221; room. This room should be organized from the start so  that you can work without having obstacles preventing your creativeness  from flowing.</p>
<p>Okay, did I get your thoughts flowing? Think of all  the little things that are important to your everyday life as well as  the things that are special to you and your loved ones. If you love to  sit on a chaise lounge and read a spicy thriller, make sure you pick  your spot (that it will fit) before your build your home. <p>Whether you are building a brand new home or refurbishing and  renovating an older one, financing the project can be a difficult  challenge. So what are the main things to be thinking about when  organizing your home building loan or mortgage?</p>
<p><strong>Before you start</strong></p>
<p>Lenders  will need to consider the risk of giving you money, they will need to  understand what income and what outgoings you have in order to determine  your ability to pay back the loan. They will want to know about your  credit history as well as your present situation.</p>
<p>Sometimes it  isn&#8217;t just a case of needing a mortgage to build outright. It could be  that you need to live in your existing home and take on a loan secured  against that property, using spare equity. This up front finance can  then be used to fund the new build or refurbishment. Re-cooping or  consolidating the value when you sell the first property.</p>
<p><strong>The land</strong></p>
<p>The  plot may be clear to build or it may have an existing structure.  Depending on the state of an existing building and whether it has to be  utilized or not, it is sometimes more cost effective to demolish and  build from scratch. This is partly due to labour costs in readjusting  the fabric of the building and partly to do with bringing the original  part up to current building regulation standard.</p>
<p>Some lenders will  advance up to 95% of the value or the purchase price, whichever it the  lowest. They will also want to know that the local authority has granted  planning permission for the project before releasing the funds.</p>
<p><strong>The construction or refurbishment</strong></p>
<p>If  you are using a mortgage for funding you will probably need one that  facilitates staged payments, released at appropriate milestones.  Alternatively you may be using a secured loan against your existing home  or the plot if you already own it. A home improvement loan is simple  for a straight forward refurbishment.</p>
<p><strong>How much could you borrow ? </strong></p>
<p>Again  this will depend on your circumstances, however the parameters are  changing all the time. As getting started is so expensive, some lenders  are offering plans that would have been unthinkable only 6 months ago.<br />
Typicaly though a rule of thumb would be 2.5 x the joint income, 3  times the highest and 1 times the lowest. For single borrowers 3-4 times  income.</p>
<p><strong>VAT</strong></p>
<p>VAT is recoverable on a new  build and partly on a refurbishment if it creates a new dwelling. In  both cases it needs to be for your occupancy and not just for resale or  rent. It is not recoverable for extensions or refurbishment. Approved  alterations to listed buildings can be zero rated by the contractor but  not repair or maintenance work. Contact the local VAT office for up to  date information and guidance.</p>
<p><strong>Summary</strong></p>
<p>Formulate  a simple project plan and build in the salient facts, such as, new  build or refurbishment. Doing this will help point you in the right  direction when making your financial choices. <p>A true timber frame home has huge exposed beams with  handcrafted interlocking joints devoid of any nails. This building  technique is thousands of years old, originating in North America in  the1600&#8242;s thanks to migrating Europeans. This was the accepted form of  building until the mid 19th century when the beams were replaced with  two-by-fours and stick frame construction came to be.</p>
<p>The frame is  assembled using beams made of a hearty wood such as Douglas Fir or  White Pine which are joined together with a &#8220;mortise&#8221; (the hole) and  &#8220;tenon&#8221; (the tongue), and held together with wooden oak pegs. The frame  is then enclosed with insulation panels and 2&#215;4 or 2&#215;6 studded interior  walls.</p>
<p>Timber frame homes are perfect for open concept designs  since the exterior frame provides all the support, and there are no  load-bearing interior walls. The strong beams allow for wide-open rooms  and high vaulted ceilings. It&#8217;s not unusual to see cathedral ceilings in  timber frames as much as two stories high.</p>
<p>Not to be confused  with log homes, which are made of logs rather than stick (2 x 4) and dry  wall. Also not to be confused with post and beam homes which may be  made from plywood instead of solid logs. Instead of handcrafting the  interlocking joints, post and beam builders use joist hangers and nails.</p>
<p>Heating  bills are much lower in a timber frame home; often owners see a 20% to  50% reduction in their utility bill. If you plan on passing your home  down to your children, no problem, timber homes are built to last for  hundreds of years. These homes are incredibly sturdy and are much better  equipped to handle the stress of earthquake tremors than conventional  homes.</p>

Visit some timber frame companies, explore their model  homes and research the various plans that are available. This should  give you a good idea of costs and you can establish some sort of budget  for the project.
